Repair or Replace? How to Decide With Your Water Heater

When the hot water stops, the first question is usually whether to fix it or replace it. Here's how to think it through.

Start with age

Most standard tank water heaters last roughly 8 to 12 years. Tankless units often last longer when they're maintained. Check the label on the tank for the manufacture date. If yours is past 10 years, it's worth planning for a replacement even if it's still working.

Repair usually makes sense when

  • The unit is relatively new and the tank isn't leaking.
  • The problem is a single part, like a thermostat, heating element, pilot light, or ignition component.
  • The repair is a small fraction of what a new unit would cost.

Replacement usually makes sense when

  • The tank is leaking. A leaking tank can't be repaired.
  • The water is rusty or discolored from the hot tap.
  • The unit is more than about 10 years old and has needed repeated repairs.
  • You keep running out of hot water because the unit no longer fits your household.

A rule of thumb

If a repair would cost around half the price of a new unit or more, and the water heater is already older, replacement is usually the better value. A new unit is also typically more efficient, which can help with your gas or electric bill.

Extend the life of the one you have

Having the tank flushed periodically to remove sediment helps a water heater run efficiently and last longer.

Safety note. If you ever smell gas near a gas water heater, leave the house right away and call your gas utility from outside. Don't flip switches or try to relight anything.
